First confirm who issues the permit

The mailing city is not always the permitting authority. We check the parcel boundary and any interlocal arrangement, then obtain the correct demolition application. City building, zoning, tree and engineering reviews may follow separate routes. A teardown permit also does not authorize the replacement home.

We pull permits for our contracted scope

Streamline Constructors is licensed and insured. We handle permit preparation, submission coordination, reviewer responses and inspections for the residential demolition scope we contract to perform, after confirming eligibility with the building office. You provide ownership authorization and signatures; we coordinate specialty reports where needed. Government charges and our permit-service compensation are separate.

Utilities and underground services

Disconnecting service is different from locating buried facilities. We coordinate the utility-release documentation required for demolition and check the excavation location process before ground disturbance. Private lines may need separate locating. Septic and well conditions are assigned to the appropriate qualified parties and approving authorities. Sunshine 811 explains advance notice and positive-response checks; a locate ticket is not permission to demolish.

Asbestos applicability is property-specific

Florida DEP explains that isolated residential buildings with four or fewer dwelling units can be exempt from federal asbestos demolition requirements, but exceptions include a larger project or certain commercial circumstances. Do not assume that every house requires the same filing or that every house is exempt. Local authorities can require documentation. For regulated demolitions, notification and applicable waiting periods must be addressed before work.

Stormwater, trees and site controls

Local erosion, tree and drainage requirements can apply even on a small residential lot. DEP construction stormwater coverage generally concerns disturbance of one acre or more, or smaller sites in a qualifying common plan, with the applicable discharge conditions. Other environmental permits and local approvals are separate. We identify required controls and the site-specific review instead of treat the demolition permit as blanket clearing approval.

Code violations and condemned structures

Send the written notice, case number and deadlines with your inquiry. We coordinate the demolition scope with the responsible office and required inspections. A demolition contract does not guarantee cancellation of a lien, fine or all enforcement conditions. Emergency unsafe conditions require direction from the responsible authorities, not an informal promise to skip approvals.

In a hurry? Give us the information early

An urgent file needs the property address, proof of authority to act, survey or site sketch, removal limits, utilities, existing reports and any application number or reviewer comments. We prioritize package completeness and coordination. Agency review, utility release and required waiting periods still control the start; we do not promise same-day permits or approval in a fixed number of days.

Final inspection matters

Demolition is not complete administratively just because the house is gone. We arrange the applicable final inspections and retain relevant closeout and disposal records. Changes to the removal limits must be reviewed rather than silently added. Replacement-home permit applications and any impact-fee-credit requests follow their own requirements.
